Most sellers are NOT aware of all the costs involved in selling their home.
Would you dare to guess what the total 'cost of sale' is?
SHOCKING TRUTH:
It will cost you between 10 ? 15% to sell your house, if you decide to use an agent!
Unbelievable, isn't it?!
That means, 10-15% right off the top is gone in fees. 6% in Real Estate commissions, 2.5-3% in Title Company/Attorney's closing costs; then there is a Home Shield Warranty, and if selling in Collier County you have the 7% transfer tax and other miscellaneous fees.
As you can see ... before you know it the 10-15% is gone!
Is that all?
Unfortunately not... if you need to make the payments while waiting for a buyer the cost goes up exponentially! And who will make the payments if you don't?
In some cases, sellers can't afford to make the payments, but they will not evaporate... the lender will add them to the final payoff... taking it out of your bottom line!
And... it gets even worse... not only that you need to make the loan payments, but you need to cover all other expenses around the house during that time, like taxes, insurance, association fees (if applicable), utilities, maintenance, etc.
You may be asking yourself... for how long do I need to make these payments? Until I find the buyer?
I'm sorry to say this (and I don't want to sound negative), but it's reality... you not only need to make those payments until you find your buyer (average time to sell in SW Florida is 5-6 months with a realtor), BUT you need to cover these expenses during the escrow period (while your buyer completes inspections and loan approval)! Sometimes this can be stretched out way too long!
Now, you're probably asking... is there a way to avoid all of these?
Definitely! If your house meets the Sunshine Housing Solutions criteria, you will NOT need to make those payments!
